    In September 2024, Nellore: An empty land parcel north of the Nellore, Andhra Pradesh, train station is up for commercial development. The Rail Land Development Authority (RLDA), a statutory body of Indian Railways, is accepting proposals for this project. It is situated close to the level crossing on Kovvur-Nellore Road (NH-67), next to Ranganayakulapeta Road.

    With a reserve price of Rs 15.50 crore, the land parcel to be leased has an approximate area of 7795.31 square meters. The 45-year lease will cover the land. The total built-up area is roughly 31,720 square meters.

    The location is bordered to the north by Ranganayakulapeta Road, to the east by NH-67, to the south by railway land, and to the west by the railway station and tracks.

    Site Possibilities

    Strategically placed locations close to the train station have excellent prospects for business growth, providing chances to host visitors and establish a retail or shopping center. The local economy can be greatly stimulated and job opportunities can be created by these improvements.

    The site is almost rectangular in shape, with institutional and residential land uses all around it. There are residential developments to the east, a railway line to the west, the Atmakur Bus Stand to the south, and no notable developments to the north of the area.
