RLDA Invites Bids for the Commercial Development of a vacant land parcel in the vicinity of Chittoor Railway Station, Andhra Pradesh
Chittoor, September 2024: Rail Land Development Authority (RLDA), a statutory authority of Indian Railways, has invited bids for the Commercial Development of a land parcel adjacent to NH-69 (Kadapa Chittoor Highroad) in the vicinity of Chittoor Railway Station, Andhra Pradesh.
The land parcel to be leased has an approximate area of 2670.00 sqm and a reserve price of Rs 9.60 crore. It will be leased for 60 years. The Built-up area is approximately 5452.00 sqm.
Connectivity
· The site is strategically located just 150 meters west of the Chittoor Railway Station, providing convenient access to the station. It is well-connected via the existing NH-69 (Kadapa Chittoor Highway), which has a current road width of 11 meters, and the station approach road, which is 10 meters wide. According to the Master Plan, the proposed width of the Chittoor High Road is set to be expanded to 30 meters, enhancing connectivity further.
· The development site falls within the jurisdiction of the Chittoor Municipal Corporation (CMC) and is also under the purview of the Chittoor Urban Development Authority (CHUDA). The city of Chittoor is not only accessible by rail and road but also by air, with Tirupati Airport located just 82 kilometres away from the site.
· The western side of the site offers primary access through NH-69 (Kadapa Chittoor Highway) and the 10-meter-wide approach road. The City Master Plan for Chittoor has proposed widening this main access road to 30 meters, significantly improving accessibility and development potential for the site.
Site Potential
· Sites strategically located near the railway station are ideal for commercial development. These developments can significantly boost the local economy and create employment opportunities.
· The site enjoys excellent connectivity to different parts of the city. The site is being offered on a 60-year lease for various commercial activities, with planned usage comprising 40% retail, 20% office space, and 40% budget hotel. These developments will adhere to the Development Control Regulations (DCR) of the Chittoor Urban Development Authority or the relevant Local Development Authority Control Norms.
