JMC issues clarification on revised rates

The Jammu Municipal Corporation has recently undertaken a comprehensive review of its rates and fees, taking into account various factors such as the inflation index. The adjustments in rates for a range of services and rental fees for municipal assets mark the first significant changes in a considerable period.

The building permission fee, which had been fixed in 2016, has now been revised and approved by the General House. Similarly, the Trade Tax rates, unchanged since 1994, have undergone a long-overdue revision. The NOC fee, last revised in 2019, has been updated, and rates have been rationalized to ensure that small businesses are subject to more reasonable fees.

Previously, establishments fell under the miscellaneous category and were uniformly charged at Rs. 7700/-. This approach has now been reevaluated, with charges being revised based on the size of the shop, school, or establishment.For example, the previous uniform rate of Rs. 7700 for all types of schools has been replaced with specific rates: Rs. 2000 for Creche/Play Schools, Rs. 4000 for Primary Schools, and Rs. 6000 for Middle Schools per annum.

Advertisement rates have been adjusted to accommodate the inflation index. The street vendor license fee, last revised in 2015, has seen a nominal increase over the past eight years.Rent for Shops, Godowns, and Garages was last revised in 2019, with the next revision due in 2022 as per the policy’s three-year cycle.

This revision, though delayed, comes with a nominal increase.In compliance with the High Court’s directives, the Residential accommodation policy has been officially notified.

Consequently, the rent for flats occupied by authorized allottees is being adjusted in line with market rates determined by the rent assessment committee, as per the established policy and High Court order.
